Environmental Risk Desktop Review
A Desktop Review is a site screening tool that provides a lender with a brief site history along with known current and past regulatory issues without the time and expense of a site inspection. You will receive the following information from an ERI desktop review in report form:
- Regulatory Database Report
- Review of at least two historical sources
- Interview with site contact
- Risk Classification Memo
Our professional opinion regarding the potential risks associated with the property transaction is presented in a risk memo and attached to the desktop review.
Regulatory Database Search and Risk Review
A Regulatory Database Report is intended to determine if your property or any adjacent properties have been listed on any state, local or federal databases. ERI orders regulatory database reports which detail all the environmental listings for the subject site and surrounding properties. We review this report and summarize our findings and the potential impacts to your property in a risk memo. A copy of the database is provided with the risk memo.
Commercial Appraisal Reviews
Qualified appraisers will conduct independent commercial appraisal reviews to assess compliance with the Federal Reserve appraisal regulations and guidelines as well as professional standards.
